Pre Build - Aerial Photography/Survey
Aerial imagery showcasing the existing site conditions prior to the installation of the Amenity Center. This aerial perspective provides a comprehensive view of the property, highlighting the layout and surrounding environment, offering valuable insights for condition documentation, installation planning, and design purposes.

Pre Build - Aerial Photography/Survey
Captured ground-level imagery of the existing site prior to the installation of the Amenity Center, accompanied by detailed topography and elevation data through a comprehensive site analysis. This deliverable included DWG files and 3D imagery, which were utilized for grading, hardscaping, and the design of key elements such as concrete pads, sidewalks, landings, and the final drainage layout.

Commercial Design Remodel
Acting as the owner’s representative, overseeing contract management, the bidding process, and the selection of the general contractor. Coordinated weekly project meetings with contractors and handled all aspects of permitting and approvals.

HGTV Tiny House Big Living
Season 1, Episode 4: Commissioned custom painting and design services, including the creation of unique artwork and tailored design elements. General labor was also provided for project execution, ensuring seamless integration of the design with on-site work and installation.

State Farm, West Jordan UT
Interior finish-out of a commercial building unit, encompassing design and development, schematic planning, preliminary and final cost estimates, product procurement, and contracting. Throughout the construction phase, we maintained consistent communication with the General Contractor to ensure project alignment and smooth execution.

Enclave at Pecan Creek
Removal of existing sod and topsoil, installation of extended flower beds, landscaping, irrigation modifications, grading, and drainage improvements. We worked closely with the HOA to obtain the necessary approvals, ensuring compliance with community guidelines throughout the project.

Russell Creek Estates
We provided schematic plans and sketches prior to the build for a front yard renovation, which included the construction of a dry-stacked stone wall, tree trimming, landscaping, sod installation, regrading, maintenance of existing vegetation, and repair of lighting and irrigation systems. The customer sourced their own materials for the project.

Dallas Out Patient Facility
Design Services for interior of a Dallas outpatient facility, including a complete interior plan set with specification. The scope encompassed a construction plan, reflected ceiling plan (RCP), MEP (Mechanical, Electrical, Plumbing) plan, finish plan, furniture plan, life safety plan, wayfinding design, detailing, wall sections, and a comprehensive MEP specification package.

Tower Office -Single Floor
Interior design services, including the preparation of a complete set of construction documents (CDs) and sourcing of MEP plans through a subcontractor. The space was customized for an oil and gas laboratory, with plans encompassing life safety, wayfinding, signage, construction, finishes, reflected ceiling plans (RCP), as well as detailed drawings and sections.

Commercial Design Remodel
Interior design services, including the development of a complete set of construction documents (CDs) and coordination of MEP plans with an MEP engineer, as well as collaboration with the civil engineer. The space was designed for a construction company/manufacturer's representative, with plans covering life safety, wayfinding, signage, construction, finishes, reflected ceiling plans (RCP), and detailed drawings and sections. Allison Adgate served as the registered design professional for the project.

Library of Congress
Supplier responsible for the manufacturing of building materials on this project hire us to play a role in detailing the building envelope as a subcontractor to them. This included the creation of precise sections, enlarged details, and comprehensive drawings to support the construction documents. Our work ensured that the building's components were clearly defined, with accurate specifications to guide the construction process and facilitate the proper assembly of materials on-site.

Homeless Shelter
Interior design services, including the development of a complete set of construction documents (CDs). The space was designed as a renovation to an existing parking garage and warehouse, with plans to convert the space into an active homeless/storm shelter. We provided plans such as life safety, wayfinding, signage, construction, finishes, reflected ceiling plans (RCP), and detailed drawings and sections. Above is the presentation to the key holder on concepts for funding.

Aubrey Amenity Center Detailing
New construction of an Amenity Center featuring an outdoor restroom, covered seating area, gaming zone, and food truck space. We provided a complete set of construction documents for permitting and approval, ensuring all design elements were in compliance with local regulations and ready for construction.

Commercial Design Remodel
Landscape design services, including the development of a complete set of construction documents (CDs), as well as collaboration with the civil engineer. The space was designed for a construction company/manufacturer's representative, with plans covering existing landscape plan, general conditions, construction detailing (SWPP/tree protection).

Parking Lot Remodel
Owner’s representative and drafting services provided for the project, which included the development of a complete set of construction documents (CDs). This portion of the work was completed in collaboration with the professional engineer hired by the customer, who provided a revised site plan/plat along with corresponding dwg base file. The engineer also facilitated in collaborating with us for the formal approval process with the City of Plano for the civil/structural plans. We accompanied the engineer’s team to the City Hall meeting to ensure successful approval.

Tower Office - Single Floor
Interior rendering for the office space build-out of a tenant suite within a tower unit. The rendering included detailed design concepts for the layout, finishes, and functionality of the space, tailored to meet the specific needs of the tenant. The visualization helped guide the construction and interior design process, ensuring an efficient and aesthetically cohesive workspace that aligns with both the client's requirements and the building’s architectural style.

Mexican Restaurant
Interior rendering for the third location of a Mexican restaurant in McKinney, Texas, offering visual concepts for the renovation and remodel prior to signing lease. This conceptual design emphasizes a warm, inviting atmosphere with vibrant colors and custom furnishings that reflect the restaurant's brand and cultural identity, creating a cohesive and authentic dining experience.

Waterfall Kitchen
Complete kitchen remodel, including a stunning real waterfall feature and the addition of a wet bar. The project involved a full redesign of the kitchen layout to enhance both functionality and aesthetics. Key features included custom cabinetry, high-end countertops, and state-of-the-art appliances. The waterfall feature, a focal point of the space, was designed to create a seamless flow between the countertop and the floor, adding a dramatic touch.

Condo Remodel
Concept sketch for an interior remodel of a Texas condo, blending contemporary design with rustic Texas elements. The remodel focuses on creating an open, airy layout that maximizes natural light and improves flow. Key features include a redesigned kitchen with modern appliances, updated flooring, custom cabinetry, and a neutral color palette with earthy accents. The plan also incorporates a cozy dining nook, custom lighting, and refreshed bathrooms with modern finishes, offering a stylish yet comfortable living space.

Gainesville Tiny Home
Commissioned conceptual renderings created to visualize the design intent and provide a clear representation of the proposed space or project. These renderings serve as a creative tool to explore design ideas, showcasing key elements such as layout, materials, and overall aesthetic. They offer a conceptual preview of how the space will look once completed, affordable option when helping clients better understand the vision and make informed decisions before moving forward.

Commissioned to create a detailed black-and-white drawing of historic downtown, celebrating the client's first development project. The illustration captures the area’s key architectural features, blending historical charm with a sense of pride in the client's contribution to the community’s growth.
